
North Improvements: Approximately 7,000 LF of roadway built to the City’s industrial standard and associated earthwork and drainage improvements. Approximately 3,900 LF of 8-inch diameter gravity sewer with associated manholes draining to a new packaged sewage lift station (300 gpm firm capacity) with submersible pumps, and approximately 4,000 LF 6-inch diameter sewer force main. Approximately 5,000 LF of 18-inch diameter water distribution line with associated fire hydrants, valves, and fittings. Approximately 4,400 LF of 6-inch conduit and associated concrete vaults for future power utility installation. Approximately 4,400 LF of (6) 1 1/4-inch diameter conduits and associated concrete vaults for future communications installations. Installation of 4-inch PVC sleeves for future gas utility installation.
Lift Station #3: is the critical path item for this project delivery. City will initiate and pay for work orders for power and communication to serve this facility. Contractor will coordinate the staging of the work for these utilities as part of the overall project delivery. To complete an operating Lift Station #3, all water, sewer, dry utilities, and coordinated utility installation must be completed for start-up, testing, and operation. With supplier delays related to COVID restrictions, it is critical all suppliers for Lift Station #3 are responsive to submittals and review upon award of the Contract. Schedule for Lift Station #3 provides over eight (8) months from Award for completion under this consideration.
Road construction: completion from Daniel Road to the end of the cul-de-sac must be completed by October 16, 2020, within the 2020 construction season. City desires to have the industrial park open for development consideration in early 2021. Typical construction season for paving is Memorial Day to end of October for this locale. It is critical the road construction be completed within the 2020 construction season window.
Funding
City has secured Drinking Water State Revolving Loan Funds of $14,855,000 and a Clean Water State Revolving Loan Fund of $9,800,000 to assist with this approved master planning project. Loan funds are available for this project.
Engineer’s estimate for the project was about $4,200,000. With this bid consideration and prior council approval to purchase steel casing and 18-inch gate valves for the South Improvements, the total cost for the UAS Phase IV Industrial Park: South Improvements is anticipated to be under $3,200,000.
